Our Town is NOT going to the dogs

Kennett Square has recently approved a ban on dogs at all Kennett Square events, with the exception of service-type animals. There has been an "unwritten rule" up until this point, but the key word there was "unwritten". There was no official ordinance, thus no way to enforce it. Officials do have some valid points. You wouldn't be able to take your pet into Disneyland or Six Flags unless he or she was a service dog. 

The main focus here is the safety of all of those attending these festivals and events. In years past dogs were mingling through a crowd which always includes small children and even infants. Events are only enjoyable when everyone can enjoy them safely.

 At this year's Mushroom Festival, we will be having the "Cute as a Button Baby Photo Contest", the Culinary Tent, the Soup and Wine Event, live music, farm tours and even a Remote Control Air Show, not to mention all of the wonderful vendors and philanthropic organizations that serve this community.

So my Kennett Square friends, we look forward to seeing you at the Mushroom Festival coming up on September 10 - 12, 2010, but for your sake, please leave fido at home. Just make sure you bring him a souvenir!

"You've Got Some 'Splainin to Do", Mr. Township Supervisor

Working For the People? Really?

There's quite an uproar in our neighboring municipality of Kennett Township as of last week.  Allegations have been made public regarding the Kennett Township Supervisor and Zoning Officer. A local resident voiced her strong opinions in a forum which she arranged at her own expense. Her father owns a significant parcel which they claim that two purchase agreements over 3 Million Dollars were discouraged by the Supervisor and other township officials. The agreements would have allowed for new development and a secure retirement for the local land owner who has served the Kennett Community in business all of his life. Another resident claimed that those same officials hindered the sale of his property due to zoning over a deck. He also alleged that the township was pressuring him toward a specific developer for the sale of his property, citing a pattern of harassment.

While these remain "allegations", it does cause a business community member concern. I can't help but wonder...are our municipal officials truly in the business of promoting a successful, well-balanced community with a thriving economy, furthering growth? Or have we given "road-blocks" a new meaning?

The jury is still out on this one folks. I will keep you updated.

To keep your balance you must keep moving!

Albert Einstein's quote intrigues me. I was sitting here trying to make application of his words of wisdom, and I think I have made a breakthrough in applying to the Real Estate Industry.

There are those of us who are proudly "old school" in our methods with the timeless handshakes and warm chatter which have made a lot of money and created many long-lasting business bonds. There is a new generation of Real Estate Professionals that have Bluetooths permanently connected to their ears, they are constantly maintaining all the their many social/professional networks, Internet marketing and the next best technically based application to build their business.

Balance involves both. I happen to like both and think that they have applications that are client-based. I say this because our potential or current clientele respond to different "stimuli" and it is our job to find out what those best methods are and utilize them to the best of our abilities.

We have clientele that do not use email. You say, "Who doesn't use email??? It's 2010!" Yes, my friend, but some people prefer to use their perception and have that face to face conversation or at least a telephone chat in order to glean meaning, demeanor and perceived sincerity. It creates a confidence level for them. We have clients that do not want to be bothered with meetings and phone calls, only email.

The real estate agent that is really on their game will take the time to get inside the head of their client and find out what makes that client tick. I learned this a long time ago in my early days of Business Development.

We need to take time to get to know their needs, understand where they are coming from. Clients appreciated when I took interest in them, their families, what they liked to do for recreation, their favorite restaurant. My connection was real and tangible to them.

I love the Internet. I love Internet marketing. I actually do quite a bit of it on a daily basis. We have Twitter, Facebook, FB pages, blogs, LinkedIn, Digg, and various NING networks as well.

I think with this explosion of constant information exchange and just plain "activity" going on around us, the balance is what we do, why we do it, exercising time management and does it work?

We all have a lot of things to maintain in our individual businesses, professional and personal. Balance is key to maintaining increasing success while enjoying the ride. I don't want to be spinning my wheels on a lot of activity just to be active. I want my activity to be productive and beneficial...not to mention be enjoyable.

Time for a Makeover

As you may know, Longwood Gardens is a well-sought after destination for both tourists and locals alike in the Kennett Square area and beyond. Planning your trip is easy right from their website. The only part of your itinerary that you cannot plan for is the traffic.

The congestion at Route 52 and US Route 1 has been a tolerated hazard of travel in the Southern Chester County Region for quite a few years. However, it is reported that a $15.4M project to relocate Route 52 is commencing within the next few weeks. The new relocated route will take drivers over a scenic bridge overseeing a pond and lush greenery.

Are you gaining leverage or accumulating baggage?

I wanted to take a moment to expand on my last blog post regarding goal-setting and motivation. Have you ever been on a diet? Did it work for you? Why or why not?

Most diets don't work because we automatically concentrate on "you can't have this" or "don't eat that" and those negative thoughts end up self-sabotaging our efforts. Unfortunately, we can also be guilty of this in our real estate businesses as well. You are what you THINK.

If I told you not to think of a purple elephant, what would be the first thing that came to your mind? Enough said.

We need to think about our success and what we want it to look like. Getting our mind wrapped up in those completed goals that we have set for ourselves and allowing them to deeply permeate our sub-conscious mind will be a great source of strength to achieve them. That's leverage.

Think about the number one passion in your life. It may be your spouse, your family, your faith, your hobby or even your favorite sports team. That passion drives you. It is always at the forefront, always at the top of the priority list. Why? Because it is a deep-seated drive tied to emotions and mindsets that can't easily be shaken.

If we impart some of our energy into taking time to doing a little "thought maintenance", clean out what doesn't belong and is just bogging us down and focus on positive, real results, we will become more successful. If you are going about your real estate business like people do "fad diets", you will crash and burn. The baggage that I speak of is the energy spent on things that don't work. Momentary enthusiasm is no substitute for motivated, organized and driven energy that lasts because it is part of WHO YOU ARE.

What is your Motivation?

What motivates you to do what you do? Why Real Estate? Is it the money? Is it the flexible schedule? Is it the "working for myself" concept? Are you the person that thrives in an environment of working closely with new people everyday? Do you enjoy helping others?

We all wake up in the morning because we are motivated by something. For some,there are multiple elements. That is a GOOD thing. Single-mindedness can be self-destructive, particularly in the motivation category. With the ups and downs of the Real Estate Industry as a whole and especially the Commercial Real Estate Industry recently, we need to be balanced in our motivations. Those who are driven by solely financials are inevitably extremely frustrated in their career in tough times.

How do we avoid this? The first step is self-evaluation. What is my motivation? Do I need to make changes in my mindset and broaden my thinking? Karen Feltman of Skogman Realty had a fantastic blog post recently entitled "Are Part-Time Agents Killing Our Industry?" The issue was not a time-constraint, however a mindset, a motivation. There are plently of "Real Estate Dabblers". We all know who they are. They tend to lean on others and require a lot of "hand-holding" when the Big Deal finally comes through. Don't let those individuals affect your attitude. Your energy is YOURS...don't let anyone else take it away from you without good, positive reasons and avenues.

When one well is dry, we must have others to draw from. In order to be fulfilled in our careers, (which are a very significant portion of our lives), we must consider other positive dynamics that can continue to replenish that energy that propels us for success. Look at all the positive in what you do. What are your strengths? Are they shining to their fullest potential? What are your weaknesses? Make determined decisions to improve on the great person you already are.

Goal-Setting is a somewhat "lost art" in today's world. If I asked you today, "Where do you see yourself and your business in 10 years?" what would be your response? Thus, the importance of personal and professional goals. It is essential that you set TANGIBLE goals for yourself, both immediate and long-term. Please don't focus on financials alone. Include goals that will help you become more passionate about your business, more focused, effective and truly happy and fulfilled in your career.

We maintain our cars, our homes, our personal appearances and our bank accounts. However, we tend to neglect a very important aspect of our lives, our inner-self. Reflection, goal setting and re-focusing will be keys to success on both personal and professional levels.
